Turning house size into wall area
Siding is priced by wall area, not floor area. If you don't know yours, we estimate it: the footprint is floor area ÷ stories, treated as a rectangle 1.5 times as long as wide, with walls 9 ft tall per story and two gable ends at 6/12. Then 15% comes off for windows and doors. A 1,500 sq ft 1-story house comes out at about 1,673 sq ft of wall, or 1,422 sq ft to cover. If you've measured, enter your wall area above and the estimate uses it instead.
How much is vinyl siding for a 1,500 sq ft house?
With these defaults, vinyl siding on a 1,500 sq ft 1-story house comes to about $10,250–$15,400, including removal of the old siding. That's about $9.03 per sq ft of wall, or $903 per square. Without removal it comes to about $8,550–$12,800 ($7.51 per sq ft). As 2 stories, the same floor area comes to about $14,250–$21,350.
How much does siding cost for a 2,000 sq ft house?
A 1-story 2,000 sq ft house has about 1,680 sq ft of wall to cover in this model. Vinyl comes to about $12,000–$18,000 and fiber cement to about $17,600–$26,450. As 2 stories it has about 2,117 sq ft of wall: about $16,650–$24,950 in vinyl, $24,350–$36,500 in fiber cement, and $22,400–$33,550 in engineered wood.
Vinyl siding cost
Vinyl is the cheapest siding to have installed here: about $8.87–$9.83 per sq ft of wall for 1- and 2-story houses of 1,000–2,500 sq ft. Our default is $240 for a box covering 2 squares, and 4 labor hours per square including trim.
Fiber cement siding cost
Fiber cement lap siding (Hardie board is a common brand) comes to about $13.05–$14.37 per sq ft of wall with these defaults. The boards are heavier, need more nails and cutting, and take about 6 labor hours per square. Primed boards still need painting after they go up, which isn't in this estimate. Engineered wood lap comes to about $12.08–$13.22 per sq ft of wall.
What changes the price
- Wall area: stories, gables and the shape of the house matter more than floor area.
- Siding type: fiber cement and wood cost more for materials and labor than vinyl.
- Trim and openings: lots of windows, corners and gables add trim and labor. On the 1,500 sq ft vinyl example, heavy trim brings it to about $11,400–$17,100.
- Removal: tear-off adds labor and a dumpster. Older siding can contain asbestos, which needs testing and licensed removal and isn't in this estimate.
- Sheathing repairs: rot found under old siding adds cost.
- Permits: many towns require a permit for re-siding. Enter the fee above.
How this estimate works
Materials per square (100 sq ft of wall) come from our siding calculator's defaults: vinyl at $240 per 2-square box ($120 a square); 8.25 in fiber cement at 7 in exposure, $15 per 12 ft board ($214 a square); engineered wood lap at $22 per 16 ft board ($236 a square). Siding gets 10% waste. Trim, corners, starter and nails add $45 per square for vinyl, $90 for fiber cement and $85 for wood. House wrap is $180 per 1,350 sq ft roll.
Contractor markup on materials is 20%. Labor is 4 hours per square for vinyl, 6 for fiber cement and 5 for wood, plus 1 hour per square for removal and a little time for house wrap, times 1.15 for 2 stories (1.3 for 3). Labor is charged at $120 an hour, a billed rate that includes the contractor's overhead and profit, not a crew wage. Disposal is $450. The range is the result minus 20% to plus 20%. Change any of these above.
Homewyse puts vinyl siding at $7.32–$12.51 per sq ft installed (Homewyse, May 2026, removal of old siding listed as an option). This estimate's default for a 1,500 sq ft house comes to about $9.03 per sq ft of wall with removal, or $7.51 without.
Getting quotes
Ask each contractor for the square count, the siding product and thickness, what trim is included, whether old siding comes off, and how rotten sheathing will be priced. If a quote is far below this estimate, ask what's left out.
